2 examples of villas : an 80m2 single-storey villa and a 110m2 single-storey villa.
Each villa is constructed on top of a reinforced concrete slab, with a partial crawl space to allow access to pipework under the house.
The Walls are made from cement.
The framework is made out of wood.
The roof is made of sheet metal , covered in Ravenala ( Madagascan or Traveller’s palm),in typical Madagascan style.
The interior floors and the terrace are tiled.
The interior and exterior walls can be painted in a colour of your choice.
The electricity supply is at 220 V
There is fitted kitchen comprising a large work surface and space for a bar, sink, cooker, fridge, as well as several cupboards for storage.
There is a general circuit breaker and a fuse box.
There are four 220-volt sockets in each room.
Air-conditioning can be installed in the bedrooms (cost of this is not included in the current price)
Each villa has its own water heater.
Each villa has its own ventilated septic tank with drainage plug.

- Price and Payment conditions concerning the construction of the above examples
- Details regarding the creation of the above properties, including the size of rooms, fittings, etc would need to be finalised with the project manager.
- The above services are in no way connected to the land for sale.
FOR EXEMPLE
· A FIRST PAYMENT OF 40 % must be made when the contract is signed and validated by the notary :
o Once the first instalment has been received, the foundations and the concrete ground–floor slab will be constructed.
· A SECOND PAYMENT OF 30 % :
o Once this instalment has been received, the main framework of the house will be constructed – the walls and the roof , as well as the carpentry work and waterproofing.
· A THIRD PAYMENT OF 20 % :
o Once this instalment has been received, the remaining works will be completed within 12 months.
· A FOURTH PAYMENT OF 5 % + TAXES, DEED-REGISTRATION FEES AND NOTARY FEES (APPROXIMATELY 14 % OF THE DECLARED VALUE)

Leasehold (or direct sale to a Madagascan citizen)
o The transference of The renewable leasehold of a duration of 99 years ** (or deed of sale if the future owner is a Madagascan citizen ) will be witnessed by the notary, Maître RAKOTOMAMONJY TOJO, in ANTANANARIVO, MADAGASCAR.

** title deed : In any event and in the eventuality of the current legislative framework being modified in Madagascar during the duration of the leasehold, the parties involved hereby acknowledge that this transfer constitutes a definitive deed of sale of the property in question, which aside from the transcription of the property transfer, requires no further formality or payment.
The leaseholder agrees to act with due diligence to enable the beneficiary to benefit from this right.
This clause will be implemented should one of the beneficiaries obtain Madagascan nationality, be born in Madagascar or for any other reason, obtain the right to purchase land in Madagascar during the length of the leasehold.
